Do I need a real estate attorney to close in Illinois? +

Yes — and not just because it's standard practice in Illinois. Having an attorney at closing means someone is reviewing every document, explaining what you're signing, and advocating for your interests in real time. Illinois is an attorney-state, meaning legal representation at closing is expected and essential for protecting yourself in one of the largest financial transactions of your life.

What exactly does a real estate attorney do at closing? +

I review and explain every document before you sign, coordinate with your lender and the title company, resolve any title issues or last-minute problems, verify that funds are properly transferred, and make sure the transaction closes cleanly. You never have to wonder what you're signing — I'll explain it all in plain language.

How much do your services cost? +

All services are priced at a flat rate — no hourly billing, no surprise fees at the closing table. You'll know the exact cost before we begin. Get in touch for a quote specific to your transaction type, and I'll give you a clear answer upfront.

How soon before closing should I hire an attorney? +

As soon as you have a signed contract — ideally even before. The earlier you bring me in, the more time I have to review the contract, flag any concerns, and address potential issues before they become problems. Waiting until the week of closing limits what I can do for you. Earlier is always better.

Do you only work in Chicago? +

I'm based in Chicago and most of my work is here, but I serve clients throughout Cook County and Northern Illinois — including Evanston, Oak Park, Naperville, and surrounding suburbs. If you're not sure whether your location is covered, just reach out and ask.

Can you review my contract before I sign? +

Absolutely — and I strongly recommend it. Contract review is one of the highest-value services I offer. A purchase agreement, lease, or offer letter can contain terms that significantly impact your rights, your money, and your timeline. I'll go through it line by line, explain what it means, and flag anything that could put you at risk before you're legally bound.

I'm investing in a multi-unit property. Is the process different? +

Investment transactions — especially multi-family properties — have additional layers that a standard residential closing doesn't: tenant leases, rent rolls, zoning considerations, estoppel certificates, and more. I handle these regularly and know exactly what to look for. The process is different, but it's well within what we do here every day.

What happens if something goes wrong at or before closing? +

This is exactly why having an attorney matters. If title issues surface, the other party defaults, financing falls through, or any number of things go sideways — I'm there to navigate it, protect your position, and find a resolution. You're not alone dealing with a title company or the other side's attorney. I'm in your corner.

How long does a real estate closing typically take in Illinois? +

For a standard residential purchase or sale, 30–45 days from signed contract to close is typical, though it depends on financing, inspections, and the other party's timeline. Cash transactions can close faster — sometimes in two weeks. I'll give you a realistic timeline based on your specific situation and keep you updated at every step.

What's the difference between a buyer's attorney and a seller's attorney? +

In Illinois, both buyers and sellers typically have their own legal representation — and they should. Each attorney represents their own client's interests exclusively. As your attorney, I'm working for you, not for the transaction, the other party, or the title company. That distinction matters more than most people realize until something goes wrong.
